How to use it

House construction cost in Islamabad and Rawalpindi

This free calculator gives a quick planning budget for building a house in Islamabad or Rawalpindi. It uses the same bi-annual rates as our plot size guides, so the figures stay consistent across the site.

  1. Enter your plot size, or pick a preset such as 5 Marla, 10 Marla or 1 Kanal.
  2. Set the covered area per floor, the number of floors, and whether you want a mumty or basement.
  3. Choose grey structure or complete construction, and the A, B or C quality category.
  4. Add a contingency (5 percent is a sensible default), then download or share the estimate.

Typical costs by plot size

For ready-made estimates, see our guides for a 3 Marla house, a 5 Marla house, a 10 Marla house and a 1 Kanal house, or compare all plot sizes. To estimate bricks, cement, steel and sand, use the building material estimator.

Quick Answers

Construction cost calculator: frequently asked questions

How does this construction cost calculator work?

It adds up the covered area of every floor, including the mumty and basement if you select them, and applies the bi-annual Islamabad and Rawalpindi rate for the quality category you choose. You can add a planning contingency of 0 to 10 percent. The result shows the total cost, the approximate cost per square foot, a floor-wise breakdown and the cost distribution.

What do categories A, B and C mean?

A is premium, with upgraded finishes and fittings. B is standard, a balanced quality that most families choose. C is basic, an economical and practical finish.

What is the difference between grey structure and complete construction?

Grey structure covers the structural work only, such as foundation, frame, walls and roof, without finishing. Complete construction also includes finishing work such as plaster, flooring, fittings and paint.

Can I see the material and labour cost separately?

Yes. Under estimate scope, choose Material Portion Only or Labor Portion Only, or keep Combined to see both together.

How accurate is the estimate?

It is a planning estimate, not a quotation or an item-wise bill of quantities. The final cost depends on your design, site conditions, contractor and current material prices, so get a detailed bill of quantities from your contractor before you start.

How often are the rates updated?

The rates are updated twice a year. The current rate period is shown in the estimator and on the plot size guides.

Can I save or share my estimate?

Yes. You can download the estimate as a PDF, print it, email it to yourself or share it on WhatsApp.
